Terms of service
Scope
These terms cover every order you place with Corner Lot Studio, whether you use a checkout link on this site or arrange it over email.
What we do. We design marketing assets for real estate agents. What each order includes is on the menu when you order. That description governs your order, not this page.
What we don't do. We don't shoot photography or video. We don't post to your social accounts, and we don't send your emails or operate your list. We're not licensed to provide real estate services, and nothing we produce is advice about your advertising obligations.
Virtual staging. Virtually staged photos are labelled as staged and delivered with the unedited original alongside.
What you need to send us. For a listing: your photos, and either the MLS® sheet or a link to the listing. For a brand: your logo, if you have one, and your preferences. Better photos make a better result. We build from what you send, and we can't add detail that isn't in the file. If we don't have what we need, the clock hasn't started.
Ownership
Your brand, and everything we make with it. You own your logo, your guidelines PDF, and every finished piece we make from them, forever, to use however you like. Ownership transfers on payment.
The working files behind them stay in the studio. That's what keeps your look consistent, and it's ours to maintain.
Completed work may be featured in Corner Lot Studio's portfolio and social channels. Property addresses and personal details beyond what the public listing shows are excluded. Clients can opt out any time by emailing hello@cornerlotstudio.com.
Turnaround
A Listing Launch is delivered the same business day when your material reaches us by noon Pacific. Premium orders go to the front of the queue. Business days are Monday to Friday, excluding statutory holidays in British Columbia.
The clock starts when we have everything we need, not when you place the order. If it reaches us after noon, or arrives incomplete, the commitment moves to the next business day. In after noon? It's first out the next morning.
Printed brochures are included with every Listing Launch: twenty-five card-stock copies, printed and delivered. Paper arrives within two business days, counted from when the order is completed, not from when it's placed. Premium orders jump the print queue as well: their brochures arrive within one business day of completion. Outside Metro Vancouver, brochures ship by courier and delivery time depends on the destination. The digital Listing Launch ships a print-ready file instead. Extra print runs (Reprint 25) are passed through at cost, so no discount, including the member rate, applies to them.
Weekends and holidays. Listings don't wait for Monday. Weekend and holiday delivery comes with Listing Launch Premium, booked in advance. Ask before you need it, not on the day.
If we miss a committed delivery through our own delay, that piece isn't charged. If it's already paid, it's refunded.
Revisions
Per-listing work (reels, brochures, carousels, stories, market analyses, just-sold pieces, staging) includes one revision pass. A correction to something we got wrong, a wrong photo or a typo or a colour that's off, isn't a revision pass. We fix those, and there's no meter.
Brand Refresh includes two revision rounds on the system.
Full Identity includes three logo concepts and two revision rounds on the one you choose. Further rounds are quoted before we start them.
A revision is a change to work we've delivered. A change to the brief, a different property or direction, or a new concept after you've chosen one, is new work. We'll say so before doing it, not after.
Cancellation
Retainers are month to month. Cancel any time and it ends at the close of the current month. Your brand kit and your templates are yours to keep either way.
Refunds
Before we start. Cancel any order before work begins and it's refunded in full.
Once we've started. Our work is custom, made for you, so orders in progress aren't refundable. If something's wrong with what we delivered, we don't argue about it. We fix it. See Revisions.

Print work isn't refundable once the job is on the press.
Retainers are billed monthly and cancelled going forward. The current month isn't refunded.
If something's gone wrong and none of this covers it, email us. Tell us what happened. We'd rather hear it from you and make it right than have you decide we weren't worth the trouble.
